Sam Pine from the consulting firm of Raymond, Parish, Pine and Weiner,
Inc., met with the Commission to discuss the Routes 15 and 72 Corridor
study
After discussing the completed study of Routes 15 and 72 Corridor, which
was approved and adopted by the Planning Commission of July 23, 1985
WHEREUPON motion made by Commissioner Ross, seconded by Commissioner
Corrigan it was unanimously
VOTED that Sam Pine, Consultant, be engaged to prepare a Proposal,
Contract and Work Schedule - Approximate cost $10,000.
Item VIII
Expanding Section 11.04 Sale of Alcoholic Beverages was discussed.
Commissioners to individually review and present recommendations at
the next regular meeting.
Item IX
It was reported that approximately 50 copies remain of the Town
of Berlin, Connecticut Zoning Regulations.
Chairman to investigate the purchase of additional copies of these
regulations and report at the next regular meeting.
Item X
Dean Berman, Architect, and Attorney William Weber presented for
Commission perusal, plans for the conversion of the Prentice
Manufacturing Company into a 90 apartment complex.
90 Units violates the 2000 square foot requirement.
Commissioners concurred that Mr. Berman make application to the
Zoning Board of Appeals.
Item XI
Communications dated July 19, 1985 from Emil Carlson, Building
Inspector and August 5, 1985 from Rudy Seiler, Assistant Building
Inspector were reviewed and placed on file -
o NAPA Of Kensington - 1064 Farmington Ave. - Sign violation
o Joseph Talbot - 18 Fairview Place - Repairing vehicles in
a residential zone.

September 25, 1985
A meeting of the Berlin Zoning Commission was held on September 25,
1985. Chairman Ferraguto called the meeting to order at 7:00 P.M.
Present - Commissioners, Corrigan, Harris, Suranna and Baumann.
Also present - Rudy Seiler, Assistant Building Inspector and
Alternate Barbara Edelson
Item I
Voted to accept prior meeting's discussion of alternatives to liquor
permits as requested by the chairman.
Minutes of the September 11, 1985 meeting accepted as amended.

Item II
It was voted to pay the following:
Postage - $13.64
Supplies- 16.09
Item III
New applications were discussed per the attached detail.
Item IV
Zoning Board of Appeals Cases were discussed.
Item V
Existing violations were reviewed. It was determined that Police
notification of violations should be rendered to Gill & Son.
Item VI
Voted to approve sending a copy of the latest Berlin Zoning
Regulations to the UCONN library per their written request
for the information.
Item VII
A draft of the contract with Samuel W. Pine for professional
services pertaining to amending the Zoning Regulations and Zoning
Map to reflect the adopted Routes 15 and 72 Corridor Study,
was discussed. A decision to accept the contract was postponed
until September 30, 1985.
Item VIII
Potential changes to Section 11.04 Sale of Alcoholic Beverages
were discussed. The Commission's concerns and recommendations
were noted by the Chairman who will notify Samuel Pine as to
the Commissions intentions. Samuel Pine will then draft new
regulations to be reviewed by the Commission.

A meeting of the Berlin Zoning Commission was held on October
9, 1985. Chairman Ferraguto called the meeting to order at
7:00 P.M.
Present - Commissioners Patricia Corrigan, Harris, Suranna and
Baumann
Also present - Rudy Seiler, Assistant Building Inspector and
Alternate B. Edelson
Item I
Minutes of the September 25, 1985 meeting accepted as read.
Item II
Due to the resignation of Commissioner/Secretary Ross, Robert
Baumann was appointed, by the Executive Board, to fill the
unexpired term, which term expires January 31, 1987.
After discussing the office of Secretary
WHEREUPON motion made by Commissioner Corriganm seconded by
Commissioner Suranna it was unanimously
VOTED appointing Robert Baumann Secretary of the Berlin Zoning
Commission.
Chairman Ferraguto reported that Jack Ross would continue the
secretarial duties of the Commission until a replacement has
been named.
