Berube, Pres. of Gill & Sons - 198 Deming Road, Berlin, Ct. - Violation - open storage of inoperable motor vehicles Hattie K. Paul - 115 Middletown Road, Berlin, Ct. - Violation - inoperable motor vehicle - illegal parking of a recreational vehicle belonging to someone other than yourself Corporation Counsel Lawrence J. Fagan - Progress report on a growing list of zoning violations There being no further business the meeting adjourned - February 13, 1985 A meeting of the Berlin Zoning Commission was held on February 13, 1985. Secretary Ross called the meeting to order at 7:00 P.M. Present - Commissioners Patricia Corrigan, Ferraguto, Harris and Suranna. Also present Emil Carlson, Zoning Inspector and Rudy Seiler, Building Department. Item I Irving Warner was replaced as a member of the Zoning Commission by the Executive Board and in his stead Donald Harris was appointed for a five (5) year term. Joseph Pegolo resigned as a member of the Zoning Commission and in his stead the Executive Board appointed Joseph Suranna to fill the unexpired term - 3 years. WHEREUPON motion made by Commissioner Ross, seconded by Commissioner Corrigan it was unanimously VOTED appointing Philip Ferraguto Chairman of the Berlin Zoning Commission for a term of one (1) year. WHEREUPON motion by Commissioner Corrigan, seconded by Commissioner Ross it was unanimously VOTED appointing Donald Harris Vice Chairman of the Berlin Zoning Commission for a term of one (1) year. WHEREUPON motion made by Commissioner Corrigan, seconded by Commissioner Harris it was unanimously VOTED appointing Jack Ross Secretary of the Berlin Zoning Commission for (1) year WHEREUPON motion made by Commissioner Ferraguto, seconded by Commissioner Harris it was unanimously VOTED appointed Emil Carlson as Zoning Inspector for a term of one (1) year. Item II It was voted to pay the following - New Britain Herald $18.36 " " " $18.36 Item III Commissioner Harris moved, Commissioner Suranna seconded that the Zoning Commission has reviewed and supports acquisition, recommended by Park & Recreation Commission, of certain areas within the Town of Berlin for open space purposes per descriptions. - Namely, Hubbard Field - Sage Park - Webster Park. Item IV Existing zoning violations as set forth in Item 6 of the February 13, 1985 agenda were reviewed. Zoning Inspector updated the issues and the action implemented. Zoning Inspector to review with the Corporation Counsel proper and appropriate police action that may be taken to reduce the growing number of zoning violations. Zoning Inspector to report back at the next regular meeting. Item V Commissioners to review Spielvogel Associates draft for a proposed amendment of the Berlin Zoning Regulations which may allow for the Conversion of Certain Existing Industrial Buildings. This to be discussed at the next regular meeting scheduled for February 27, 1985. Present - Commissioners Patricia Corrigan, Harris, Suranna and Ross. Also present, Rudy Seiler, Assistant Building Inspector. Item I Minutes of the February 13, 1985 meeting accepted as read. Item II It was voted to pay the following - New Britain Herald - $76.39 Item III Randy Spitko of 527 Worthington Ridge met with the Commission and explained that he proposes the construction of a two car garage east of his house. His plot plan indicated that a portion of this property was zoned General Commercial and the remainder Residential. Mr. Spitko to request a zone change from General Commercial to Residential on a portion of the property. This would allow for the orderly construction of a garage. Mr. Spitko to make application to the Zoning Enforcement Officer. Item IV Action of the Zoning Board of Appeals pursuant to a public hearing held on February 26, 1985 was reviewed. Rudy Seiler reported that the request of Allan Hall, 398 Chamberlain Highway was granted. This approval would allow the enlargement of an existing non-conforming use and in violation of Section XI Special Regulations, sub-section 11.01.05. Chairman to review the Zoning Board of Appeals minutes of February 26, 1985 to determine the reasons for granting. A special meeting of the Zoning Commission was scheduled for Monday, March 4, 1985, 6:30 P.M. to review the ZBA reasons.
