1967/10/031. Regular Meeting Berlin Town Planning Commission, October 3, 1967 st 7:30 P.M. Members present: Aldo Casttgllont, Nunzfo Rosso, Roy Byrne, Linc Contt, and Abraham Stevens. Also A1 Curnow, Engineering Dept. 2. Mr. Adolph Schult~sppeared and stated that in building sn attached gsrgae to a house loc, ted on Lot 145 on Glenview Driver, it later developed that such garage extended into sn adjoining lot. Mr. Schultz is requesting a resubdtv~ston of Lot 145 and four (4) sdJolmlng lots so that they may conform to zoning. He also requested changed in Lot 152 so that better access can be gained to adjoining lot No. 151. A public bearing on this resubdivislon will be scheduled for our next meeting. 3. Mr. Henry Stefanowtcz representing Mary Dornfried appeared to present s map and request approval of a four lot subdivision on property owned by M~ry Dornfrled end located at 1393 Farmtngton Ave., Berlin,Conn. Motion was ,mdc by Roy Byrne, seconded by Linc Contt to grant f~nal approval to this proposed aubdfvls~on. Motion carried. 4. Atty Thomas Marshall of the law firm of Msngsn & Green appeared on behalf of Merwin Edelson to present s map and request'preliminary approval of a 3 lot sub- division of property known Ss Edelson Acres, located on Spruce Brook Road and Bishops Curve, Berlin, Conn. Motion wes made by Roy Byrne and seconded by Abraham Stevens that prelim~nary approval be granted subject to the followlng:S; 1. Widening of road by 5 feet and curb[rig same in front of lots 6A and 6B 2. Approval of the Health Director Motion carried. 5. Mr. Earl Wicklu~d appeared to discuss preliminary approval of the rear portion of the 0xyoke Vil/~ge subdivision. This area consists of approximately 12 sores abutting the Harts Ponds. The City of New Britain had informed this commission approximately 3 years ago that they were interested in acquiring this land aa s water shed for Harts Ponds. To date no further action has been taken by the City of New Britain. The Secretary was instructed to write to the City of New Britain advising them of the proposed subdivision and requesting sctlon by Nov. 1, 1967 stn~e this commission intends to act on the proposed subdivision at the flrat meeting in November. 6. A1 Curnow presentede map of property owned by Raphael Dufeult and Jean LaVicto on Juniper Lane, Berlin, Conn. The owners are requesting s resubdivtaton of th~ parcel to allow an exchange of property between the principals. Mr. Dufault to gain rear land for front land to be given to Mr. La Victotre. A public hearing will be scheduled. 7. Mr. Curnow presented s map of property awned by George Closso$ entitled "Webster Square". Mr. Closson is requesting s permit to excavate approxlmstely 4000 years of fill on this locstlon. Motion was made by Nunzto Rosso, seconded by Linc Contitthat this commission recommend approval of excsvstfon permit. Motion .cart ted. 8. Chairman Aldo Csstl~ltonl reported receipt of s writ to appear in court on the Ro~.klsnd Estates case. Motion was made by Abraham Stevens, seconded by Linc Contl, that this commission retain Atty. Tom Byrne to defend this commission in this action. Motion carried. Mr. Castlglionl will contsct Atty. Byrne and repot to the commission at the next meeting. 9. Voted to pay bill from the New Brttqiu Herald - $6.72 10. Motion was made by Roy Byrne, seconded by Linc Contl that the Minutes of the September 11, 1967 meeting be spproved. Motion carried. 11. Motion was m~de by Ltno Conti, seconded by Abrshem Stevens that Minutes of the September 18, 1967 Special Meeting be approved. Motion carried. 12. A zoning referral from the Zoning Commission dated Sept. 8, 1967 was read and accompanying nmp studied. Joseph & Rite Ststano are requesting a change of zone from Planned Industry to R-43 on a parcel of land located east of the Wilbur Cross Highway and between Middletown Road and Spruce Brook Road. Said parcel containing 81.1 acres. Motion was mmde by Nunzlo Rosso, seconded by Roy Byrne that the recommended zone change be approved since ~t will bring the land [n question into closer conformity to the Town Plan. 13.
