1966/05/031. Regular Meeting Berlin Town Planning Commission May 3, 1966 at 7:30 P.M. Members present Aldo Gastiglioni, Nunzio Rosso, Robt. Bennerup, Roy Byrne, and Linc Conti. Also Morgan Seelye, Dir. of Public Works and A1 Curnow Engrg. Dept. 2. Agenda Item 2 - Final Approval Erwin Property, Wilbur Cross Highway - George Erwin, : Developer, See April 5 Minutes. Mr. Erwin presented the following map "Final Subdivision Plan of Property of George Erwin, Wilbur Cross Highway, Berlin, Conn., 1"=40 ', March 1966, W.E. Peters, L.S." Map shows boundary line erased between lots Nos. 12 and 14, making them one lot as per our request (March 22 Minutes, Item 2) Map also meets requirements as mentioned in April 5 Minutes, Item 2. Requested notation is on the map. Mr. Rosso made a motion, seconded by Mr. Byrne, to grant final approval with the understanding that in approving this map we are approving Lots 12 and 14 as on.__~e lot w~h on__~e owner, and, also, approval is granted subject to the filing of a deed with the Town Clerk making these two lots as one lot with one owner. So voted. 3. Agenda Item 1 - Final Approval Section [ - Fine Grest Manor, Section I Lower Lane, Berlin, Conn. , owned by Edwin K Adams, developed by Francis H. Dobrowolski, 31 Forest Street, New Britain, Conn., 1"--40', G.S. Iarmolinsk[, & Assoc." Mr. Dobrowolski has received a letter from the Worthington Fire District, dated May, copy to Morgan Seelye, giving approval on sanitary sewer layout subject to conforming with requirements of the Engineering Dept. and furnishing proper size sewer trunk line. Performance bond has still not been posted. This Section contains Clark Road, running off Lower La~' and ending in a cul-de-sac, and 17 building lots. Mr. Bennerup made a motion, seconded by Mr. Gonti, to give final approval subject to posting of performance bond. So 9oted. Letter confirming this action to go to Mr. Dobrowolski. 4. Agenda Item 3 - Final Approval Section I Glark Estates, Robbins Road, L. Clark owner. See Item 3, April 19 Minutes. The map as presented tonight is different from that presented on April 19 in that now only one (1) lot has been cut out of Lot ~37 fronting on Robbins Road. The map as presented shows the original piece of property owned by the Clarke subdivided into three (3) lots; one lot on which the.original house stands, present Lot ~37, and the new lot taken out of ~37. No action was taken pending submission of final map which will show all three parcels and where the present houses stand on each lot; also the map should show the name of the legal owne 5. Bukowski Property - Edgewood Road - see Item 4, April 19. Mrs. Bukowski was present. Mr. Curnow reported that he had checked back on the deeds to this land, and th~ parcel pre- sently owned by Gregor was created prior to Planning, leaving the one large lot purchased by the Bukowskies and later divided into two. Consequently this is not a subdivision and does not come within the jurisdiction of the Planning Commission. It was the consensus of the meeting that we agree with the suggestion that the Bukowskies obtain an easement to the lot presently owned by their son for use for septic system drainage. This easement would be preferable to subdividing into three lots to allow for the septic drainage. 6. Item 6, April 19 Meeting - Glenview Mano~ Section III. ' Mr. Seelye reported that the required pipe has been installed. 7. Letters from George Closson relative to proposed additions to two buildings on Woodlawn Rd. requesting recommendation of Planning Commission per Section 8:03 Zoning Regulations. Plans are now with the Building Inspector. 91 North side Woodlawn Road - Industrial Bldg. ~4 - Addition Mr. Gonti made a motion, seconded by Mr. Rosso to recommend approval of this proposed addition at 112-124 Woodlawn Road subject to approval of plot plan and building specifi- cations by the Building Inspector. South Side Woodlawn Road - Industrial Bldg. ~5 - Addition Mr. Gonti made a motion, seconded by Mr. Bennerup, to recommend approval of this proposed addilion subject to approval of plot plan and building specifications by the B~ilding Inspector, and subject to installation~f pipe as outlined in Item 5 on a map entitled "Webster Square proposed roads between Rte. 72 and US 5(ConnlS) Berlin,Conn. dated April 15, 1959, revised June 15, 1959, J. The Secretary read the Call of the Hearing ~ "The Planning Commission of Berlin, Connecticut will hold a public hearing in the Town Hall, 983 Worthington Ridge, Berlin, Conn. on Tuesday, May 17 1966 at 7:30 P.M.D.S.T. at which time to consider resubdivision of the following: Property of William A. and Betty J. Nygren, 140 Robbins Road, Berlin, Conn, dated at Berlin, Connecticut this 9th day of May 1966, Nunzio Rosso, Secretary, Planning Commission,Berlin ,Con: 3. Mr. Curnow presented the following map - "Property of William A. and Betty I. Nygren 140 Robbins Road, Berlin, Conn. ," Map shows a change in lot line making it a re-subdivision. This lot was originally a piece of a parcel owned by Bergstrom. On Mr. Curnow's recommendation that map is o.k. engineering-wise Mr. Bennerup made a motion, seconded by Mr. Byrne to grant final approval. So voted. 4. Public Hearing adjourned at 7:45 P.M.
