SUBJECT: CIRCUITS , INC . , 59 Deming Road, Berlin, Conn. 06037
On Tuesday, July 19, 1983 , the Design Review Committee met _
with Mr. Roger P . Stiso, Vice President of Concepts Unlimited
Inc . , 73 Old County Road, Windsor Locks, Conn. 06096 who
is representing Mr. Jerry Johnson, Mr. Keith Christie &
Mr. Donald Hayden, Owners of Circuits, Inc . , to discuss plans
for a new manufacturing and office addition to their building.
The new addition will be flush with the existing face of
the building. The addition will be 120 ' x 100 ' in size
with the office , accounting & engineering areas occupying
the front area of 100 ' x 30 ' and the balance for manufacturing
purposes . A loading dock will be built at the northeast
corner of the ori€ting building.
Employee parking will be moved to the back of the building to
a new parking lot. Parking at the side of the main entrance
will be used for executive parking and for visitors . There
will be three entrances to the property, two on Willow Brook Dr.
and one on Deming Road . Zoning regulations for the Town of
Berlin state that the size of the parking spaces should be
10 ' x 20 ' and the spaces per drawing are 9 ' x 18 ' . Mr. Carlson,
Berlin's Building Inspector stated that he would check further
into the matter. Also, at least three wider spaces must be
provided for the handicapped. Mr. Carlson also stated that he
would check the code for a handicap entrance ramp.
The front of the building will be constructed of split face block
and wraparound the office area. The manufacturing portion of
the building will be of beige metal . Bronze anodized aluminum
will be used for the window frames which will be set in bronze
panels along the beige building. The Committee recommended that
the entrance door be made more attractive by the addition of
sidelights and a transom. The building is 24' 8" in height at
the ridge of the roof .
Mr. Rod Hewitt attended the meeting briefly and the Committee
discussed the landscaping plans which were done by Johnson &
Richter, Landscape Architects of Avon. The Committee liked
the use of Daylilies along the sides of the building. Some
suggestions made by the Committee concerning the landscape
plantings were :
a) Since the windows are only 2 ' 6" off the ground a low
type of juniper such as Bar Harbor should be used.
b) The Rhododendrons should be planted spaced between windows

c) Trees planted in the parking area should have a large
circle of crushed stone left around them to allow water
to get through. Trees should be staked for protection.
d) Consideration might be given to replacing some of the
Emerald Queen Norway Maples with a smaller leaved tree
such as a Honey Locust tree .
e) Soil should be tested to determine if the soil is clay.
Norway Maple trees have a tendency to wrap their roots
around the tree in clay soil and strangle itself.
f) Besides being a hardier variety of tree , the Honey Locust
will not fill the parking area with leaves the way
the Norway Maple would.
Per drawing, one exterior pole light is shown at the northwest
corner of the loading dock . The Committee did not see any
indications for lighting other than this pole light. The large
parking area does not seem to be well lit. The Committee
recommended recessed lighting in the overhang of the building.
The roof of the building will be constructed of Zinc Aluminum,
matte silver in color. The roof of the office portion will be
concealed by the facade of the building.
The Committee recommended some thought be given to a new sign
for the building. The Committee would like to see any plans
for such sign as they are formulated . The Committee also
recommended a ground sign for visitor parking be installed at
the main entrance .

SUBJECT: PULCINI 'S SHOES , INC ./CENTSIBT,F CASUALS , INC .
On Tuesday, July 19, 1983, the Design Review Committee
met with Mr. William A. Pulcini, President of Pulcini ' s Shoes,
Inc . and Karen, Vice-President and Edward Lukasiewicz ,
President of Centsible Casuals, Inc ., 800 Farmington Avenue
Kensington, Conn. 06037, to discuss plans for a sign at
their stores location.
The former Pulcini ' s Shoes & Clothing store is being
divided into two separate stores . The Pulcini ' s Shoes store
will deal only in footwear for the family and orthopedic
footwear. Centsible Casuals, Inc . will feature dresses and
casual wear for misses and junior women.
I, The plans for the sign were drawn up by Bianca Sign Co . ,
382 East St. , New Britain, Conn. 06051 . Plans call for
the sign to be 2 ' tall and 21 ' long. It will be internally
lit with a Bronze aluminum frame . The lettering CENTSIBTE
CASUALS , INC . will be a dark shade of lavender with an ivory
background. The lettering PULCINI 'S SHOES , INC . will be
brown, also with an ivory colored background. The sign will
be installed on the fascia of the building. It will be one
continuous sign divided in the middle with Pulcini ' s on the
left side and Centsible Casuals on the right.
The Committee stated that it would like to see the parking
area paved and the potholes filled. The Committee hopes that
some effort will be given to stripeing the parking spaces and
restricting the flow of traffic with curbing.
Planters are available through the Town of Berlin and
the Beautification Committee for next years planting. Mrs .
Ingeborg Lukens, Coordinator for the Beautification Committee
has more information on the planters .
