SUBJECT: NUTMEG VILLAGE CENTER, (next to Nutmet Farms)
168 Mill—Street , Berlin , Conn. 06037.
On Tuesday, June 2, 1981 , the Design Review Committee met
with Mr. Ralph Carone, Owner, to discuss plans for a
new one story building at the right of the Nutmeg Farms
building.
I. STRUCTURE ANALYSIS
The new one story buildingwill be 150, atx 100, .gThe

the roof. This building, the front of which faces north,
will be used to house five stores. Two of the stores
will be et the front of the building and three at the
side facing east toward the Nutmeg Farms building.
The building will be set back 21 ' from the property line.
Texture 1-11 Plywood finish will be used on the
exterior front of the building and also on the side
with the entrance doors to the three stores. The back
and other side of the building will be constructed
of concrete block.
Mr. Carone stated that he plans to use a Butternut brown
color for the building and the trim to be either Butternut
or a darker brown .with a white roof.
Each store will have an exit door at the rear of the
building.
II. SITE ANALYSIS:
A. Parking: There will be 10 parking spaces along the
side of the Nutmeg Farms building and 10
spaces along the side of the new building.
B . Lighting: Lights will be installed in the overhang of
the new building. Plans have not been
finalized for all outside lighting. Mr.
Carone stated that he would perhaps put lights
at the roof peak of the building angled toward
the back to light the parking area. Also ,
C L & P pole lighting at the front of the
building will be utilized.
C. Landscaping: An island . approximately 65' x 12' running
Parallel with Mill Street will be constructed
and will contain low spreading yews .
Another planter island will be constructed
between th1 new building and Nutmeg Farms,
apnrox. 22 x 5' . This island will contain

spreading yews also . This island will also contain a
sign . The sign as presented to the Committee did not
conform to size regulations . Mr. Carone will present
revised plans for a smaller sign to the Committee at
a future meeting.
Continuing the western side of the Nutmeg Farms building
will be a 6 ' high wood stockade fence with a 5' planter
containing upright yews .
There will be a dumpster at the rear of the building
with a privacy screen .
The Committee suggested to ?r. Carone that the downspouts
from Nutmeg Farms & C & C Package be hooked up to the drainage
system at the rear of the property.
