Present for the meeting were Joseph Szczepanik, Emil Carlson, Marilyn Brierley, Hollis Kincaid, Philip Blakesly, Sally Macfarlane and Juliet Benjamin, Secretary. Appearing before the Committee was Mrs. Gail Spada of Red Barn Radiator Co. to discuss plans for the construction of a sign to be installed in front of Red Barn Radiator Co. , 293 New Britain Road, Kensington. Mr. Allen Borghesi & Mr. Jeffrey Borghesi appeared before the Committee to discuss plans for the construction of a new building at the Borghesi Shopping Center, Webster Square Road & Mill St. , Berlin. The building, which will be the third such building, will be known as building #4. Also presenting plans for an addition to the rear of Budney Company , Inc. , Spruce Brook Industrial Park, 40 New Park Drive , Berlin were Mr. Michael Budney, President ; Mr. Wayne Budney, Vice President & Mr. William Diskin, representing the Economic Development Commission. Mrs . Macfarlane reported to the Committee that on Friday Feb. 8 , 1980, she had met with Mayor Ragazzi , Emil CErlson Building Inspector, Nunzio Rosso , Chairman, Planning Commission and Morgan Seelye, Town Engineer to request that the Zoning Commission be asked to incorporate in their new zoning regulations that all buildingsbe reviewed by the. Planning Commission) except one and two family dwellings. The next meeting of the Design Review Committee is scheduled for Tuesday, March 4 , 1980 at 7: 30 P.M. I . STRUCTURE ANALYSIS: The proposed building will be identical to building #1, 120' x 50' , Fin. Elev. 46. 0 The same type of building meterisls will be used on the new building es were used on the existing buildings . II . SITE ANALYSIS: The Committee feels that some thought should be given to the alignment of sidewalk exits to the parking area. Example: Handicap ramp from building #1 should line up with the ramp from building #3 when it is built, so a direct crossing could be made. With this coordination of sidewalk openings it would make it easier for people to cross from one building to another. The Committee also suggested the lowering of parking signs to approximately bumper height. When Building #3 is to be built , the Committee feels that a different type of building should be considered, perhaps an octagonal shape. RPORAl - February 19 , 1980 TO: ' Mr. Nunzio Rosso , Chairman, Planning Commission FROM: Design Review Committee SUBJECT: Budney Company, Inc. , Spruce Brook Industrial Park 40 New Park Drive , Wilbur Cross Highway, Berlin. On Tuesday, February 19 , 1980, the Design Review Committee met with Mr. Michael Budney, President ; Mr. Wsyne Budney, Vice President and 1'vir. William Diskin, representing the Economic Development Commission, to discuss plans for an addition to the rear of the Budney Company. I . STRUCTURE ANALYSIS: The new addition' will be 76 . 52' in length by 102.07' deep. It will be c'nstructed of brick to mE.tch uhe existing structure. The addition will be built on an existing foundation. It was suggested by the Committee that an existing back wall, built of cinder blocks , be kept as a fire wall. Tfie new addition will face north east. II . SITE ANALYSIS: A. Parking: No new parking area is needed. Sufficient parking spaces were allowed when the original building was constructed. B. Shrubbery: It was suggested that some n:=w plantings following the Johnson & Dee Landscape Architects drawings would be appropriate. Suggest plantings of Junipers , Canada Hemlock, etc. C . Signs & Lighting: Mr. Michael Budney expressed a desire to have lighting installed similar to that at Tectonic, next. door. He also suggested a low ground sign, made of brick or some other material to compliment the construction of the building. FROM: Design Review Committee SUBJECT: Red Barn Radiator Company, 293 New Britain Road, Kensington, Conn. The Design Review Committee met with Mrs. Gail Spada, wife of the owner of Red Barn Radiator Co. , on Tuesday; Feb. 19 , 1980, to discuss the installation of a sign. This sign would be free standing on 4" x 4" brown stained ,posts. It will be approximately 60" wide by 40" high with a white background, black lettering with a red barn motif. The Committee m::_de the' following suggestions: . 1. The lettering on the sign should be enlarged to make it more visible. 2. The' sign must be 'installed at least 10' from the property line, according to zoning regulations. . If the company wishes the sign to be placed closer to the property line , it is necessary to get a variance from the Zoning Board of Appeals. 3 .
