1983/02/22BERLIN PLANNING COMMISSION
1. The regular meeting of the Planning Commission was called to
order at 7:35 p.m., February 22, 1983. In attendance were Mr. Baccaro,
appointed acting chairman, Mr. Pastuszak, appointed acting secretary,
Mrs. Wilcox, Mrs. Mildrum, alternate, seated for Mr. Rosso, and Mr.
Seelye, Town Engineer.
2. Agenda Item 1. There was no action taken as Mr. wicklund or a
representative did not appear.
3. Agenda Item 2. Mr. Angelo Ciammella and Mr. Michael Ciammella
appeared and presented a map entitled: "Preliminary Subdivision Plan,
Northbrook Subdivision, Sections I and II, Angelo Ciammella & Son, Inc.
Four Rod Road, Berlin, Connecticut" Dated November 25, 1980, Revised
1/27/83, Scale 1"=40', by Hewitt Engineering, P.C. This plan showed
the previous approved Sections I and IA, the Cynthia Drive.cul-de-sac,
and Section II, 6 lots fronting on Four Rod Road. Section II is pro-
posed for preliminary approval at this time. The plan is the same as
submitted for the preliminary approval of the earlier sections, except
for a note added which reflects an agreement with the Mayor that the
Town would extend the existing twin 60 inch culvert and the road widen-
ing at the culvert, rather than the developer. After brief discussion,
motion by Mr. Pastuszak, seconded by Mrs. Wilcox, and voted to grant
preliminary subdivision approval of Section II, Northbrook, as shown
on the referenced map.
4. Agenda Item 3. Mr. Seelye presented a letter dated February 10,
1983 from Jack Ross, Secretary of the Berlin Zoning Commission for-
warding a change in the Zoning Regulations proposed by the City of
New Britain, to allow permit by the Zoning Board of Appeals, for beer
sales in the Willow Brook Park Stadium. After discussion, motion by
Mrs. Wilcox, seconded by Mr. Pastuszak and voted no objection to the
proposal as submitted. The reason given for this vote was that the
proposal was consistent with Section 11.04.07 of the Zoning Regulations,
which allows beer sales at Town of Berlin owned golf courses.
5. AGenda Item 4. Motion by Mr. Pastuszak, seconded by Mrs. Wilcox,
and v~ted to reelect the incumbent officers as follows: Mr. Nunzio
Rosso, Chairman; Mr. Peter Baccarot Secretary.
6. Agenda Item 5. Motion by Mrs. Mildrum, seconded by Mrs. Wilcox,
and voted to approve the minutes of January 25, 1983. The meeting of
February 8, 1983 was cancelled due to lack of agenda.

1. The regular meeting of the Planning Commission was called to
order at 7:30 p.m., March 8, 1983. In attendance were, Mr. Baccaro,
acting chairman, Mrs. Woznis, acting secretary, Mr. Pastuszak, Mrs.
Mildrum, alternate seated for Mr. Rosso, Mrs. Wilcox (arrived 7:50 p.m.)
and Mr. Seelye, Town Engineer.
2. Agenda Item ]. Mr. Earl Wicklund appeared and presented plans
entitled: "Preliminary Subdivision Plan, Ridgewood Section IX, Earl H.
Wicklund, Inc., Berlin, Connecticut", dated January 1983, scale
1"=40', by Rogert H. Whitney, Inc., and "Grading Plan, Ridgewood
Section IX, Earl H. Wicklund, Inc., Berlin, Connecticut", dated
January 1983, scale 1"=40', by Roger H. Whitney, Inc. These plans
had been submitted earlier for discussion. The Water Control Commission
has approved a developer's permit agreement for the water and sewer
system. Mr. Wicklund has yet to negotiate with the Town for the im-
provements in Kensington Road. with the understanding that Mr. Wicklund
will contribute to the Kensington Road improvements as required by the
Mayor, motion by Mr. Pastuszak, seconded by Mrs. Woznis, and voted to
approved the preliminary subdivision plan for Ridgewood Section IX.
Motion by Mrs. Woznis, seconded by Mrs. Mildrum, and voted to approve
the site plan, including the road layout, for this subdivision.
