1982/09/28 PLANNING C0Y~MISSION
1. Regular meeting of the Planning Commission was called to order at 7:~0 P.M.,
September 28, 1982. In attendance were Mr. Rosso, Chairman, Mr. Baccaro, Mr. Pastuszak
and Mrs. Mildrum, alternate, who was seated £or Mrs. Woznis, and Mr. Seelye, Town
Engineer.
2. Agenda Item 1. Summitwood, Section iA, deferred to a f2ture date at the
request of the developer.
3. Agenda Item 2. Mr. Michael Scirica appeared for the developer. After a brief
discussion, mo~ion by Mr. Pastuszak, seconded by Mr. Baccaro, and voted ~o grant
£inal subdivision approval to plans entitled: "Longview Acres, Section I! Sunrise
Realty Developers, Berlin~ Connecticut, May 25, 1981, Scale 1" =40' Subdivision Plan"
Sheet 2 of 5 and Sheet 3 of ~, revised to ~/9/~1.
4. Agenda Item 3. Mr. A~gusto Oliviero was present to discuss the restoration of
his property on Four Rod Road. It was felt by those Commissioners that visited
the site that the restoration was adequate considering t~e undeveloped condition
of the land. Motion by Mr. Baccaro, seconded b~ Mrs. Mildrum and voted to release
the $3,000.00 restoration bond for Old Farms Estates. Mr. 01iviero requested that
an extension of the preliminary approval of this s~bdivision be placed on the agenda for
the October 12th meeting.
5. Agenda Item 4a. Mr. Rosso informed the C~mmission that the application for "Town-
house" zoning had been withdrawn by the applicant. He also reported that, as a result
of a meeting held with the Mayor, this date, the Zoning Commission would consider proposing
their own regulation for this type of development.
6. Agenda Item 4b. Due to lack of notice, the public hearing for the resubdivision of
Lot 33K, Block 10 was rescheduled for the 7:30 P.M. October 12, 1982 meeting on motion
by Mr. Pastuszak, seconded by Mr. Baccaro, seconded by ~Irs. Mildrum. The minutes of the
September 14, 1982 meeting were approved on motion by Mr. Baccaro, seconded by Mr.
Pastuszak. Meeting adjourned 7:55 P.M.

PLANNING COMMISSION
1. Regular meeting of the Planning Commission was called to order at 7:33 P.M., October
12, 1982. In attendance were Mr. Rosso, Chairman, Mr. Baccaro, Mr. Pastuszak , Mrs.
Wilcox, Mrs. Woznis, Mrs. Mildrum, alternate and Mr. Seelye, Town Engineer.
2. Agenda Item 1. Mrs. Wilcox rea~ the legal notice of the p~blic hearing to consider
the resubdivision of Lot 33K, Block 1O. Mr. Peter Knaus presented a plan entitled:
"Resubdivision Property of Knaus Building Company, High Road and Hillside Road, Berlin,
Connecticut" by Hewitt Engineering P.C., scale 1" = 40', dated August 20, 1982 revised
to September 8, 1982. Mr. Knaus explained the pnrpose of the resubdivision of Lot 33K
into two lots and answered questions of the Commissioners. Mr. Rosso asked for comments
from the public. Being none, Mr. Rosso closed the hearing at 7:37 P.M.
3. Agenda Item 2. After brief discussion, motion by Mrs. Wilcox, seconded by Mr.
Pastuszak, and voted to approve the resubdivision of Lot 33K as shown on the plan
identified above. It was noted that the new lot created, 33X, has frontage less than
that required by zoning, and that a variance has been granted by the Board of Appeals.
4. Agenda Item 3. Mr. Knaus requested deferral to a future meeting as plans are
incomplete.
5. Agenda Item 4. Mr. Edward Ki~ejczyk, Jr., General Manager, Edro Corporation,
appeared. He explained the history of the construction of this existing storage addition
to the Edro plant at 37 Commerce Street. After discussion with the Commission, motion
by Mr. Pastuszak, seconded by Mrs. Wilcox, and voted to approve the site plan of this
existing storage addition. Mr. Kirejczyk was reminded that he must appear before the
Planning Commission prior to construction of any future additions to the factory.
6. Agenda Item 5. Mr. Oliviero appeared and requested release of the maintenance
bond for Pine Tree COurt. After discussion, motion by Mr. Baccaro, seconded by Mr.
Pastuszak, and voted to release the $4,300.00 maintenance bond.
7. Agenda Item 6. Mr. Oliviero requested a one year extension of the preliminary sub
division approval of Old Farms Estates. During the discussion, it was determined that
the original pre]iminary approval had been granted on March 24, 1981, and that under
our regulations the request for extension would have to be made in writing within 60
days prior to the normal expiration date of approval. As this was not done, Mr. Oliviero
was informed by Mr. Rosso that an extension could not be granted and that Mr.O]iviero or
future owners would have to submit a new application, fee, and plan for approval.
